 Goose Creek Retail, Loudoun County, Virginia

 

Description

When completed, Goose Creek Village will be the first walkable mixed-use community in Loudoun County. Its premier location, at the intersection of the Dulles Greenway and Belmont Ridge Road in Ashburn, Va., will provide visibility unmatched by any other grocery-anchored retail center in Loudoun. The property dominates the area as the highest site in eastern Loudoun County, affording views of the mountains 20 miles to the west.  In addition, the retail center will be accessible with direct entrances from Belmont Ridge Road and Sycolin Road, which will have shops lining the street creating a Main Street for the Village. Sycolin Road has been redesigned by VDOT to be calmed to 25 MPH, with multiple traffic-calming measures and on-street parking, thus providing the feel and traffic count of a true village main street.


The 174-acre village will include 700 homes, 180,000 square feet of retail space and 800,000 square feet of office space, enhanced by 40 acres of open space along Goose Creek, a Virginia Scenic River. Retail tenants will join anchors Walgreens, Harris Teeter, and a Sunoco station and convenience store.

Project Highlights

GC&T provides a full array of services for the project including:

 

(i)            Subsurface Exploration and Final Geotechnical Report for the retail and entire Goose Creek Village development;

 

(ii)               Forty (40) test borings were GPS located by GC&T personnel;

 

(iii)     Due to the presence of shallow bedrock at the site, spread footing foundations were recommended for the support of the retail buildings.  For each building, the subsurface information was evaluated and allowable bearing pressures were provided for each individual structure;

 

(iv)         Construction Materials Testing and Inspection services that included field and laboratory soils and concrete testing during construction;
